How a BizNexus investment actually works: 5 steps, 8 weeks, full transparency

One of the most frequent questions we receive from Latin American investors contacting us for the first time is also one of the most important:

"How does the process actually work? What happens from the moment I speak with you until my capital is invested and generating returns?"

It is a legitimate question. And it deserves a concrete answer, not a marketing answer.

This article describes the real process, with real timelines, real stages, and what investors can expect at each point.


Process overview

The complete process from the first consultation to project activation typically takes 6 to 8 weeks. It is structured across 5 steps, each with defined owners, associated documentation, and clear progression criteria.

There is no pressure to accelerate any stage. The investor can pause, request additional information, or choose not to continue at any point — at no cost.

STEP 1  Initial strategic consultation

Weeks 1–2  ·  60–90 minutes  ·  No cost

The first working session is not a sales presentation.

It is a diagnostic session where we analyze:


→  Available capital and investment horizon

→  Country of tax residence and applicable treaty

→  Risk profile: preference for secured debt or equity

→  Wealth objectives: returns, residency access, diversification

→  Prior experience in real estate investment


At the end of the session, the investor receives:

→  A documented investor profile

→  A modality and market recommendation

→  A preliminary selection of candidate projects


If there is no fit, we say so in that session. No ambiguity.

STEP 2 Project presentation and selection

Weeks 2–3  ·  Asynchronous process

Once the profile is defined, we present available projects that match

the investor's criteria. Each project includes:


→  Project factsheet (location, developer, current stage)

→  Financial model: projected return, term, scenarios

→  Prior due diligence summary: legal, technical, urban planning

→  Guarantee structure: mortgage, surety, existing pre-sales

→  Contractual terms: contract type, entry and exit conditions


The investor has time to review documentation, consult their own

legal or tax advisor, and ask whatever questions they need.


Project selection: the investor's decision, no time pressure.

STEP 3  Extended due diligence and legal structuring

Weeks 3–5  ·  Technical-legal process

Once the project is selected, the structuring phase begins:


→  Full legal due diligence: registry status, encumbrances, licenses

→  Independent technical report where the project requires it

→  Investor-specific tax analysis:

   · Individual vs. Spanish SL structure

   · Activation of the applicable bilateral treaty

   · Return distribution structure

→  Incorporation of Spanish SL if not previously existing

→  Preparation of the investment contract:

   · Loan with mortgage guarantee (secured debt)

   · Capital participation agreement (equity)

   · Notarial deed of guarantees where applicable


The investor receives all documents before signing.

Guaranteed review period: minimum 5 business days.

STEP 4  Transfer and project activation

Week 6  ·  Operational close

Contract signing and capital transfer:


→  Notarial or digital signing depending on contract type

→  Transfer to a project-segregated account

   (funds are never commingled across different projects)

→  Transfer concept: 'Partner Loan' or equivalent

   per the agreed structure

→  Registry inscription of mortgage guarantees where applicable

→  Activation confirmation: the investor receives acknowledgment

   and access to the project monitoring platform


From this point, capital is committed to the project and the investor

begins accruing returns under the agreed terms.

STEP 5  Monthly monitoring and settlement

Week 7 onwards  ·  Until project close

During the life of the project, the investor receives monthly:


→  Status report: construction progress or asset condition

→  Project financial statement: income, expenses, variances

→  Photo documentation of progress where applicable

→  Early alerts if there are material variances from plan


At project close:

→  Return of principal capital

→  Payment of agreed returns

→  Tax documentation for declaration in country of residence

→  Option to reinvest directly into the next project


Settlement timeline: generally within 30 days following

the sale or close of the asset.



What we do not do

There are things that are part of other firms' processes that are not part of ours:

  • We do not present projects in which we do not co-invest our own capital. If we do not put our own money in, we do not offer it to you.

  • We do not work with projects that have not passed our due diligence committee. There is no fast track.

  • We do not pressure to close in a single session. If the investor needs time, they have time.

  • We do not promise guaranteed returns on future results. We share the real track record with its real numbers.


How long does it actually take?


The complete process takes between 6 and 8 weeks in most cases. Factors that may extend it include the complexity of the investor's fiscal structure, the need to incorporate a Spanish SL from scratch, or the investor's availability to review documentation.


The process can be accelerated if the investor already has a Spanish legal structure in place and the chosen project already has all documentation ready.
