Home Sales Up 17.9% in June 2025


Spain’s housing market showed strong momentum in June 2025. According to the National Statistics Institute (INE), 194,105 property transfers were recorded, up 9.8% year-over-year, though 5.8% lower than in May.


In total, 112,346 property sales were registered, reflecting 17% annual growth. Of these, 87.7% involved urban properties, and 59.9% were homes, marking an 18.1% increase from June 2024. Rural properties also grew, though at a slower pace of 9.4%.

Breaking it down by type, 92.7% of homes sold were free-market and 7.3% were subsidized housing, both showing strong annual gains near 18%. The new-build segment stood out, with sales up 25.3%, compared to a 16% increase in existing homes.


By region, Cantabria (41.7%), Aragón (37.7%), and Castilla y León (35.2%) saw the sharpest growth in housing transactions. On the other hand, Balearic Islands (1.2%), Navarra (1.5%), and Madrid (3.7%) reported the lowest annual increases.

Overall, the data confirms the ongoing recovery and consolidation of Spain’s residential market, with steady demand for both new and existing homes, although performance continues to vary significantly by region.
