Spain has solidified its position as a global powerhouse in the luxury real estate sector, now outperforming iconic cities such as Paris, London, New York, and Miami. According to the latest Barnes Global Property Handbook, Madrid ranks as the number one city for high-end international real estate investment in 2025, thanks to its outstanding quality of life, safety, cultural scene, infrastructure, and professional opportunities.
Madrid has climbed from fourth to first place in just one year, becoming the most attractive capital for luxury property investment. Investors are particularly drawn to large, high-ceiling apartments in historic, well-maintained buildings, located in prime areas like Salamanca, Justicia, and Chamberí. Prices range between €7,000 and €16,500 per square meter, with appreciation trends reaching up to 30% in districts like Cortes. With a budget of €1 million, buyers can acquire a fully renovated 80–100 m² apartment in Madrid’s most prestigious neighborhoods.
Barcelona also ranks among the world’s top 25 cities, with Eixample and the Zona Alta standing out as the most sought-after districts. Luxury property prices range between €8,000 and €11,000 per square meter, and the market remains stable. With €1 million, investors can find renovated properties between 120 and 160 m² in areas like Eixample, the Gothic Quarter, or Diagonal Mar.
On the Costa del Sol, Marbella emerges as one of the fastest-rising cities in the global rankings, particularly attracting investors from the UK, Germany, and the Middle East. In the famed Golden Mile, prices range from €5,000 to €16,000 per square meter, with price trends expected to remain stable. Málaga has also joined the luxury boom, with prices ranging from €3,000 to €15,000 per square meter and strong interest from Northern European buyers.
This momentum positions the Spanish real estate market as a safe and attractive investment option for those seeking profitability, long-term value, and a superior lifestyle in top-tier locations.
